商业屋顶空间更新提升的路径探索OA

China's urban development has entered the stage of stock renewal,and the long-term idle and inefficient use of the traditional commercial building roofs has become a key shortcoming restricting the improvement of asset value.This paper takes the roof renewal of Shanghai Bailian West Suburban Shopping Center as an empirical case,focuses on the driving factors and rigid constraints,and systematically analyzes the driving logic,bottleneck constraints,and decision-making points for the value enhancement of commercial roof spaces.Research has shown that under multiple constraints,idle roofs can be transformed into a composite value space that combines commercial vitality,public services,ecological benefits,and low-carbon demonstration through preliminary technological demonstration,functional composite implantation,scenario innovation empowerment,and green low-carbon transformation.This paper proposes a feasible and replicable roof renewal design and implementation strategy,providing a rational,scientific,and efficient renewal path reference for similar existing commercial projects.
