为精准识别并量化影响老旧小区适老化改造效果的关键因素,推动相关工作从"经验驱动"向"科学决策"转变,本文从"物质空间环境—社区服务保障—社会支持与治理"3个维度,构建了包含3个准则层指标和16个方案层指标的老旧小区适老化影响因素体系.在此基础上,运用层次分析法(AHP),通过构建判断矩阵、计算权重及一致性检验,对各项影响因素的相对重要性进行排序与分析.研究结果表明:在准则层中,"社区服务保障"权重最高;在方案层中,"加装电梯可行性""社区医疗服务可及性"与"无障碍步行系统连续性"是权重排名前三的关键影响因素.据此,本文提出老旧小区适老化改造应优先保障核心服务供给、系统优化空间环境、并积极构建社区支持网络,为政府与规划部门优化资源配置和制定改造策略提供科学的决策依据.

To accurately identify and quantify the key factors affecting the effectiveness of aging-friendly renovation in old residential communities,and to facilitate the transition from an"experience-driven"approach to"scientific decision-making,"this study constructs an influencing factor system for aging-friendly renovations from three dimensions:"physical space environment-community service guarantee-social support and governance."This system comprises three criterion-level indicators and sixteen scheme-level indicators.Based on this framework,the analytic hierarchy process(AHP)is employed to rank and analyze the relative importance of each influencing factor through the construction of judgment matrices,weight calculation,and consistency checks.The results indicate that at the criterion level,"community service guarantee"carries the highest weight.At the scheme level,the top three key influencing factors are"feasibility of elevator installation,""accessibility of community medical services,"and"continuity of the barrier-free walking system."Accordingly,this paper proposes that aging-friendly renovation of old residential communities should prioritize the provision of core services,systematically optimize the spatial environment,and actively build community support networks,thereby providing a scientific decision-making basis for government and planning authorities to optimize resource allocation and formulate renovation strategies.
