From the perspective of a real estate developer,this paper explores the application and practice of the integrated design contracting management model in mixed-use complexes.Using the Changsha Minmetals Plaza project as a case study,it analyzes the complexities of multi-format projects and the challenges faced by traditional design management.It elaborates on the core competencies required for integrated design contracting,the delineation of roles and responsibilities,and the mechanisms for cross-disciplinary collaboration.Innovatively,it proposes a dual-track management framework combining"effect delivery contracting"and"integrated design contracting",providing a practical reference for similar projects.
