文章探讨了存量背景下城市地下停车空间的商业利用模式及其优化设计原则.随着城市机动车保有量的增加和土地资源的日益紧张,地下停车空间的开发与利用成为城市规划的重要课题.首先,文章分析了城市地下停车空间的发展现状及其动态特性,指出当前地下停车空间存在规划不合理、泊位组成失衡、空间品质不佳和监管不到位等问题.其次,文章从传统模式和时空动态两个维度,探讨了地下停车空间的商业利用模式,包括空间复合模式、错时共享模式,并结合案例分析了其应用效果.最后,基于贝朗格的动态特性理论,提出了流线组织连通化、空间设计人性化、实时数据跟踪化和安全监管信息化的设计原则,以期为城市地下停车空间的商业利用提供理论支持和实践指导,推动地下空间的可持续发展.

This paper investigates the commercial utilization models and optimization design principles of urban underground parking spaces in the context of the existing stock.With the increase in urban car parc and the scarcity of land resources,the development and utilization of underground parking space have become a pivotal urban planning issue.Firstly,the paper examines the current development conditions and dynamic characteristics of urban underground parking spaces,and identifies the issues in the current underground parking spaces,such as irrational planning,imbalanced composition,poor spatial quality,and inadequate supervision.Subsequently,it discusses the commercial utilization models for the underground parking spaces from two dimensions of the traditional models and temporal-spatial dynamics,including spatial composite model,time-sharing models,and temporal-spatial sharing models.The application effects of these models are analyzed through case studies.Finally,based on Bélang's theory of dynamic characteristics,the paper proposes the design principles,such as flow-line organization connectivity,humanized space design,real-time data tracking.These principles aim to provide theoretical support and practical guidance for the commercial utilization of the urban underground parking spaces,promoting the sustainable development of underground spaces.
