探讨不同产权与运营模式下邻里中心空间效能的生成机制,揭示制度安排与空间组织之间的内在关联.采用理论整合与个案比较相结合的研究路径,构建"产权结构-运营模式-空间组织结构-空间效能-治理反馈"分析框架,选取政府主导、政企协同与市场主导三类典型案例,通过实地调研、运营数据与网络评论的定量与质性分析进行综合评估.结果表明,空间效能并非单一因素决定,而是产权结构界定价值取向,协同治理整合多元诉求,空间组织结构转化制度规则,并在行为-空间互动中形成动态反馈.应统筹产权配置、协同机制与空间设计,以实现空间效能的持续优化.

Neighborhood centers are hybrid community facilities that integrate public services and local commerce.They play a dual role during urban regeneration by improving grassroots public services and activating community vitality.However,their spatial effectiveness depends on institutional arrangements and operational pathways.This study examines the generative mechanisms of spatial effectiveness in neighborhood centers across different property-right structures and operational modes.The goal is to reveal how institutional structures,governance logic,and spatial organizations interact.The study also aims to develop an integrated analytical framework to explain these variations,providing theoretical support for the planning and management of neighborhood centers. Methodologically,the research synthesizes public goods theory,collaborative governance theory,and consumer behavior theory to construct a closed-loop analytical framework of"property-right structure-operation mode-spatial organization structures-spatial effectiveness-governance feedback,"encompassing institutional attributes,governance processes,and behavioral mechanisms.The study employs theoretical sampling and case comparison.Using field surveys,it collected spatial use and operational data in three typical neighborhood centers—namely,government-led,public-private collaboration,and market-led.Combining public operation information and online review texts,the study systematically evaluates the business format adaptability,spatial utilization efficiency,operational sustainability,and social benefits through a combination of quantitative indicator analysis and grounded theory-based content analysis.The spatial effectiveness observed during the operation of the chosen cases was verified from the inter-validation of multi-source data. The findings reveal that spatial effectiveness does not emerge from a single factor but from the interactions between property-right structures,operational modes,and spatial organizations within a collaborative governance framework.Property-right structures constitute the institutional foundation by defining responsibilities for public service provision,allocating resources,and shaping the priorities of operational goals.Collaborative governance integrates the pursuits of diverse stakeholders within the established property-right framework,influencing the business mix and spatial resource allocation through rule formation and dynamic negotiation.The interaction between user behaviors and spatial structures can form a quantifiable spatial effectiveness index,facilitating the governance process through a feedback mechanism,thus achieving continuous adaptability.Comparative analysis reveals that the public-private collaborative model achieves balanced performance in business adaptability and spatial utilization efficiency.This means that public services co-exist alongside commercial vitality.The government-led model shows prominent social benefits and stable operation,but it has limited spatial flexibility and commercial vitality.The market-led model exhibits high adaptability and renewal capacity,but its spatial effectiveness is more susceptible to market fluctuations,with comparatively weaker integration of public functions. The study concludes that the spatial effectiveness of neighborhood centers follows a cyclical mechanism linking institutions,governance,and space.Optimization does not rely on a single dimension or operational strategy.It requires coordinated planning of property-right arrangements and collaborative governance mechanisms at an early stage.The spatial design also requires reinforcement of functional mixing and circulation integration.Moreover,it needs to establish multi-source databased monitoring and feedback systems in operational management.These will support coordinated optimization of institutional arrangements,governance structures,and spatial forms.This study provides a systematic analytical framework for understanding the generative logic of spatial effectiveness in hybrid community facilities,offering practical implications for enhancing the longterm operational quality and social value of neighborhood centers.
