近年来,我国建筑存量改造需求日益迫切,保障性租赁住房供给短缺问题越发凸显,"非居改保"成为解决上述难题的有效途径,但目前我国缺乏对"非居改保"项目的使用后评估相关研究.文章通过实地调研与问卷数据分析,系统梳理此类项目的使用现状及现存问题,明确其改进侧重点;有针对性地提出"非居改保"项目的具体改造策略,以期为日后同类改造项目提供理论支撑与实践指导.

China has faced increasing urgency in existing building renovation and a severe shortage of affordable rental housing.The"conversion of non-residential properties to affordable rental housing"has become an effective solution,but there is currently a lack of research on the post-occupancy evaluation of such projects.Through on-site surveys and questionnaire data analysis,this paper sorts out the current usage and existing problems of these projects,clarifies key improvement priorities,and proposes targeted renovation strategies.It aims to provide theoretical support and practical guidance for future projects.
