产教融合实训楼是高职院校深化教育改革、培养技术技能人才的新型教育教学载体,其项目建设管理具有功能复合、参与方多、专业性强、动态性高等特点.本文以北京某高职院校新建的产教融合实训中心项目为实例,分析了此类项目在需求整合、部门协同、专业管理能力及制度建设等方面面临的突出挑战.同时,结合项目管理实践,从立项管控、投资管控、合同管控、BIM技术应用、变更与结算管控等维度,建立了一套适应高职院校特点的全过程建筑设计管理要点体系.实践证明,通过强化前期决策刚性、实施精细化过程控制、积极应用BIM等数字化工具,并辅以及时更新的现代基建管理制度,能够有效应对复杂挑战,保障项目功能实现、投资受控与顺利推进,为同类院校基建管理工作提供了可借鉴的实践经验.

The industry-education integration training building serves as a new pedagogical carrier for vocational colleges to deepen educational reform and cultivate technical and skilled talents.The construction management of such projects is characterized by functional complexity,multiple stakeholders,high specialization,and frequent changes.Taking the newly built industry-education integration training center project at a vocational college in Beijing as a case study,this paper analyzes the prominent challenges these projects face in areas such as demand integration,inter-departmental coordination,professional management capability,and institutional development.Drawing on project management practices,a framework of key points for whole-process architectural design management is established,tailored to the characteristics of vocational colleges.This framework covers dimensions including project initiation control,investment control,contract control,BIM technology application,and change and settlement control.The results demonstrate that by strengthening the rigidity of early-stage decision-making,implementing refined process control,actively applying digital tools such as BIM,and supplementing these with updated modern infrastructure management systems,the complex challenges can be effectively addressed.This approach ensures the realization of project functions,maintains controlled investment,facilitates smooth project advancement,and provides transferable practical experience for infrastructure management in similar institutions.
