城乡建设用地一体化定级路径研究OA

Research on the Integrated Grading Path of Urban and Rural Construction Land:A Case Study of Donghu New Technology Development Zone in Wuhan City,Hubei Province,China

以武汉市东湖新技术开发区为研究对象,基于多因素综合评价法,结合农村集体建设用地的实际特点,分用途划分各类集体建设用地的土地级别,旨在为构建城乡统一的建设用地市场提供科学依据.结果表明:①集体建设用地中,高级土地主要集中在交通便利、产业集聚的区域,中级土地处于交通条件和基础设施相对完善的城乡过渡带,低级土地多分布于生态保护区与农村腹地;②土地级别影响因素包括交通条件、规划导向和经济活动.在充分考虑城乡差异的基础上,城乡建设用地一体化定级路径具有一定的可行性.

Taking Donghu New Technology Development Zone in Wuhan City,Hubei Province,China as the research object,based on the multi-factor comprehensive evaluation method,combined with the actual characteristics of rural collective construction land,we divided various types of collective construction land into land levels according to their uses,aiming to provide scientific basis for building a unified urban and rural construction land market.The results show that①in the collective construction land,high-level land is mainly concentrated in areas with convenient transportation and industrial agglomeration,while medium-level land is located in the urban and rural transition zone with relatively complete transportation conditions and infrastructure,and low-level land is mostly distributed in ecological protection areas and rural hinterlands.②The influence factors of land levels include transportation conditions,planning orientation,and economic activities.Based on fully considering the urban and rural differences,the integrated grading path for urban and rural construction land has certain feasibility.
