文章针对大型商业综合体项目多业态并存、专业交叉、协同低效与进度管控粗放等管理难题,系统研究了BIM技术的创新应用路径.构建了"一个模型、两级协同、三线管控"的集成管理框架,提出了基于"数字剧场"理念的场景化协同方法,并融合 4D模拟与物联网技术建立了动态进度管控体系.结合合肥星悦城项目实践验证,该体系能有效减少设计变更、优化施工工序、实现进度动态预警与调控,显著提升了协同效率与工期可控性,为同类复杂工程项目的数字化管理提供了系统解决方案与实践范式.

In view of the management challenges of large-scale commercial complex projects,such as the co-existence of multiple industries,professional intersections,low efficiency in collaboration,and rough progress control,this paper systematically studies the innovative application paths of BIM technology.It constructs an integrated management framework of"one model,two-level collaboration,and three-line control",proposes a scenario-based collaborative method based on the concept of"digital theater",and integrates 4D simulation and the Internet of Things technology to establish a dynamic progress control system.Through the practice of Hefei Xingyue City project,it verifies that this system can effectively reduce design changes,optimize construction processes,achieve early warning and regulation of the progress dynamically,and significantly improve collaboration efficiency and the controllability of the construction period,providing a systematic solution and practical model for the digital management of similar complex engineering projects.
