为了研究BIM技术在建筑工程管理中的实际应用价值,笔者阐述了齐家园外交公寓改扩建项目(外交办公部分)的工程概况与核心难点,分析了地下空间管线综合、超高层施工协同等关键问题,并提出了基于 BIM技术的全流程管理优化方案,包括全专业模型搭建、机电管线与净高优化、施工进度模拟、深化设计与可视化交底等,旨在通过数字化手段提升工程管理效率,减少返工与浪费,最终实现缩短工期、控制成本、保障质量的目标,为类似复杂工程提供可借鉴的管理经验.

To study the practical application value of BIM technology in construction project management,the author elabo-rated on the project overview and core difficulties of the Zhijuanfang Diplomatic Apartment Expansion Project(the diplo-matic office part),analyzed key issues such as underground space pipeline integration and super high-rise construction collaboration,and proposed a full-process management optimization scheme based on BIM technology,including full-professional model establishment,optimization of mechanical and electrical pipelines and clear height,construction pro-gress simulation,detailed design and visual briefing,etc.The aim is to enhance the efficiency of project management through digital means,reduce rework and waste,and ultimately achieve the goals of shortening the construction period,controlling costs,and ensuring quality,providing reference management experience for similar complex projects.
