The Micro-renewal Strategy for Bus Hub in Cultural Heritage Sites under the Extension of TOD Concept:A Case of Lingyin Bus Terminal
文化遗产地公交枢纽的更新面临遗产地保护严格限制与旅游体验提升需求的双重挑战.文章以灵隐公交总站为例,针对其"零增量"更新的核心约束,将传统公共交通导向发展(transit-oriented development)理念延伸至"景旅资源导向"(tourism-oriented development),并构建了"圣地-终端-自然"(temple-terminal-tree)理论模型.研究提出一套系统性微更新策略:以区域联动为面,整合公交集散与商业设施,促进资源共享;以路径梳理为线,优化换乘动线,提升步行体验;以建筑更新为点,提供"菜单式"的轻、中、重渐进更新选项.该策略旨在通过最小干预的方式,实现社会、经济、环境效益统一,达成公交公司、游客、城市管理者等多方共赢,并为同类文化遗产地的城市微更新实践提供可借鉴的范式.
The renewal of bus hubs in cultural heritage sites faces the dual challenges of stringent heritage site conservation restrictions and the growing demand for enhanced tourism experiences.Taking Lingyin Bus Terminal as a case for study,this paper addresses its core constraint of"zero-increment"renewal.It extends the traditional transit-oriented development(TOD)concept to"tourism-oriented development(TOD)"and constructs a"temple-terminal-tree"theoretical model.A systematic micro-renewal strategy is proposed:creating a synergistic"plane"through regional linkage that integrates transportation and commercial facilities to promote resource sharing;forming a comfortable"line"through path reorganization that optimizes transfer flows and enhances the walking experience;and achieving precise"point"empowerment through a"menu-based"architectural renewal offering light,medium,and heavy options.This strategy aims to achieve a multi-stakeholder win-win situation by unifying social,economic,and environmental benefits under minimal intervention,providing a replicable paradigm for the urban micro-renewal practices in similar cultural heritage sites.
