基于深圳实践的工业上楼关键技术研究OA
Study on the Key Technologies for Industrial Upstairs Based on the Practice of Shenzhen
随着城市化进程的加速与土地资源的日益紧张,"工业上楼"成为工业园区开发的创新模式,通过将生产、研发、办公等功能集约化布置在高层建筑中,显著提高了土地利用效率.本文从规划设计和建筑设计两大方面,系统总结了工业上楼的关键技术要点,包括功能比例、园区流线、建筑高度与层高、柱跨设计、平面布局、荷载、垂直交通及外立面设计等内容,为工业上楼模式的实践提供了理论指导与设计参考.本研究采用多维度研究方法构建工业上楼技术体系.在政策分析维度,通过纵向对比工业用地政策文本,解析产城融合导向下的功能配比演变机制;在空间设计层面,通过设备参数结合产业工艺流程模拟,推导建筑层高与柱跨的适配模型;在效能验证维度,选取典型建成项目进行空间效能评估,建立规划设计要素与运营效率的关联框架.
With the acceleration of urbanization and increasing land scarcity,"industrial upstairs"has emerged as an innovative model for the development of the industrial parks.By integrating production,R&D,and office functions within high-rise buildings,this approach significantly enhances land use efficiency.This paper systematically summarizes the key technological for the industrial upstairs from the perspectives of planning and architectural design,including functional allocation,park circulation,building height and floor height,column span design,spatial layout,load-bearing capacity,vertical transportation,and facade design,etc.,providing theoretical guidance and design references for the practice of industrial upstairs model.A multi-dimensional research method is adopted to establish a technical framework for industrial upstairs.From a policy analysis perspective,this paper conducts a longitudinal comparison on the industrial land policies to analyze the functional allocation evolution mechanism under the trend of industry-city integration.In terms of spatial design,it uses equipment parameters and industrial process simulation to derive the optimal models for the building height and column span.In terms of performance validation,the typical built projects are selected for evaluating the spatial efficiency,and establishing a correlation framework between planning and design elements and operational efficiency.
