A Review of Influence of Rail Transit Stations on Residential Prices

随着城市轨道交通网络的快速扩张与土地资源价值的日益凸显,科学识别并量化评估轨道交通对住宅价格的影响,已成为城市规划与房地产研究的重要议题.通过系统梳理国内外相关成果,综述了轨道交通对住宅价格影响的研究进程与主要结论,总结了溢价效应在影响范围与变化趋势上的主要特征,并进一步从时间差异、轨道交通属性及住宅属性等维度,分析其影响机制与研究进展.结果显示,轨道交通溢价效应在不同维度上呈现显著的规律性差异.基于系统的文献归纳,研究总结了轨道交通溢价效应的关键影响因素与主要研究路径,为深入理解轨道交通与住房价格之间的互动关系提供了参考与借鉴.

With the rapid expansion of urban rail transit networks and increasingly prominent value of land resources,scientifically identifying and quantitatively evaluating the influence of rail transit on residential prices becomes an important topic in urban planning and real estate research.By systematically reviewing related studies at home and abroad,this paper summarized the research progress and main conclusions on the influence of rail transit on residential prices.Meanwhile,the main characteristics of the premium effect were summarized in terms of the influence scope and variation trend,and its influencing mechanisms were analyzed from the perspectives of temporal differences,transit attributes,and residential attributes.The results show that the premium effect of rail transit presents significant regular differences across various dimensions.Based on a systematic literature review,this paper identified the key influencing factors and main research approaches of the premium effect of rail transit,providing reference for a deep understanding of the interaction between rail transit and residential prices.
