Application of BIM and its lightweight technology in 3D real estate registration
针对传统二维不动产登记模式所固有的空间信息表述不清晰、多源数据分散割裂以及信息整合效率低下等痛点问题,本文创新性地提出一种基于建筑信息模型(BIM)与轻量化处理技术的三维不动产登记优化方案.该方案通过构建面向产权单元的精细化三维空间模型,实现建筑实体形态与权属信息的精准空间耦合,并采用轻量化技术对模型进行深度优化,在确保几何精度的同时显著提升系统承载效能,有效突破了三维不动产登记中的数据冗余与性能瓶颈.研究验证了BIM在三维可视化确权、数据自动提取、宗地信息查询及多部门协同应用中的创新价值,为三维不动产登记体系构建提供了可复用的技术范式,推动跨部门业务流重构与城市空间治理的数字化转型.
In response to the inherent challenges of traditional two-dimensional(2D)real estate registration models,such as unclear spatial information representation,fragmented and dispersed multi-source data,and low efficiency in data integra-tion,this paper innovatively proposes an optimized solution for three-dimensional(3D)real estate registration based on building information modeling(BIM)and lightweight processing technology.This solution constructs a refined 3D spatial model for property units,achieving precise spatial coupling of building entity shapes and ownership information.It also uti-lizes lightweight technology to deeply optimize the model,significantly improving system performance while ensuring geo-metric accuracy.This approach effectively addresses data redundancy and performance bottlenecks in 3D real estate registra-tion.The research validates the innovative value of BIM models in 3D visualization of property rights confirmation,auto-mated data extraction,parcel information querying,and multi-departmental collaborative applications.It provides a reusable technical paradigm for building 3D real estate registration systems and promotes the digital transformation of interdepartmen-tal business processes and urban spatial governance.
